The Interthinx Review Appraisal Product SuiteDetails on Desktop and Field ReviewsCurrent and retrospective (* appraisal date > 120 days old) desktop and field reviews utilize a certified real estate appraiser to perform a critical review of an existing residential appraisal document and produce an opinion as to its credibility from a reporting and final value perspective. The opinion is supported by data from public and proprietary sources and the knowledge and experience of the review appraiser. The Desktop Review appraiser has market competency and the review is rendered from the appraiser’s desk. No physical inspection of the subject or comparables is undertaken. The Field Review appraiser’s opinion is also tempered by an exterior property inspection of the subject property (typically), original comparable sales and any additional sales supplied by that appraiser. Field Review appraisers possess zip code level competency. Valuation Reconciliation ServicesOften a loan file will contain disparate valuation documents outside of reasonable tolerance. An Interthinx Certified Appraiser will reconcile the applicable documents from their desk, utilizing their expert skills supported by national and state level data, MLS and other pertinent subject information. The Interthinx appraiser will provide a most probable reconciled value or, if all exhibits are found to be substandard, recommend field services that will then be reconciled against the original exhibits.
