    Concise Overview Reporting

    Provides a concise summary of the subject property and the local real-estate market. Users quickly evaluate the risk associated with the subject property and neighborhood by viewing:

    The Collateral Risk Score – derived by analyzing the Subject Property, Market/ Neighborhood and Subject Property Estimated Value. The score ranges from 0-1000, 0 being Critical Risk.

    Alerts – utilizes both Public and MLS data sources to generate alerts by analyzing subject property characteristics, sales history, recent area listing, recent area sales and value estimates. The alerts point the user to specific segments of the supporting report pages enabling the user to quickly identify, analyze and remediate collateral risk.

    Market Segment Overview – A quick snapshot of trends in the market, such as NOD/NOT/REO Rates, Sales, Price Volatility and Potential Flips. In addition, it provides an overview of the Neighborhood characteristics and Valuation Range.

    AVM (Optional) – Estimated Value of the Subject Property based on one of the Industry’s most accurate and reliable Automated valuation model, iAVMPlus.

    Neighborhood Reports

    Area Recent Sales - Provides a summary of recent sales in the subject’s neighborhood in addition to plotting them on a map. It includes a summary of up to 20 neighborhood recent sales, as well as details of each recent sale including property characteristics, sales history and Broker/Realtor comments that provide recent updates from the listing.

    Area Active Listing Report – Provides a summary of recent MLS listings in the subject’s neighborhood in addition to plotting them on a map. It includes a summary of up to 20 neighborhood active listings as well as details of each recent listing including property characteristics, and Broker/Realtor comments that provide recent updates from the listing.

    Area Distressed Property Report - Provides a list of up to 20 distressed properties within a 1 mile radius of the subject property including NOD/NOT and REOs in addition to plotting them on a map.
